Investor newsletter January 2026

Kojamo’s investor newsletter is primarily published after an Interim Report and the subsequent roadshows, before the beginning of the silent period. The purpose of the newsletter is to discuss topical issues and themes related to Kojamo as an investment that are relevant for investors. It does not contain new, unpublished information. Roadshows and investor meetings

We have met investors in October-January at investor events and conference calls. In November, we participated in Kepler Cheuvreux, Unicredit and Belfius’ Pan-European Real Estate Conference in London as well as in Helsinki, at a fair for retail investors. In addition, we met investors this week in London in Barclays European Real Estate conference.

The balancing of the rental market has remained one of the key topics of discussion. Over the past few months, there has been no major change in the overall market, but differences between cities are significant. Oversupply continues in the capital region, especially in Helsinki, whereas in cities such as Tampere and Turku, the rental market seems to have already largely normalised.

Our occupancy rate improved markedly during last year mainly as a result of our own actions. We have explained that the increase in occupancy rate was driven by several factors, including more flexible pricing as well as improvement of internal processes and more efficient use of resources. Tenant turnover has also decreased, and we believe that improved customer satisfaction is reflected in this trend. Our goal is to further improve the occupancy, but the importance of rent increases will grow as the market situation strengthens.

We have been asked a lot about disposals. The portfolio sale we completed last summer was the largest transaction in Finland in a long time, in addition to a few smaller transactions in the market. Since our deal, the discussions in the market have increased, but transaction volumes remain low. Currently, we have a few individual properties for sale. Going forward, our intention is to focus even more on Finland’s largest growth centres.

Other topics

Kojamo will host Capital Markets Day in Helsinki, Finland on 17 March 2026. The event can also be followed as a live webcast. After the main event, there is an opportunity to participate in a property tour. More details on the event and registration will be shared at a later date.

We have one ongoing development project. Following a comprehensive renovation, 119 modern rental apartments will be completed in a former office building in February-March 2026. Sentnerikuja 2 is located in Pohjois-Haaga, Helsinki, in close proximity to services and excellent public transport connections. The apartments are now available for rent.

A record-breaking 2,600 residents from all over Finland responded to the Lumo homes’ annual sustainability survey. Of the respondents, 84 per cent consider Lumo homes to be a sustainable or very sustainable landlord, which is 4.7 percentage points more than previous year. The most important sustainability themes were the safety of housing and the building as well as the reliability of the landlord.

Residential safety is important for us and for our residents. With the revised Rescue Act, the responsibility of the purchase and maintenance of fire alarms was transferred to the property owner after 31 December 2025. During 2025, fire alarms were installed or replaced in more than 25,000 Lumo homes. At the same time, all fire alarms in shared spaces have been renewed. The project has significantly improved the residential safety of our buildings.

In the autumn, we announced the results of our personnel survey. Compared to previous year, there has been development in each surveyed area when assessing one’s own work, the efficiency of work, learning and development, supervisory work, the customer experience, the company’s values and employer. According to the survey, the word “dynamic” best described Kojamo’s corporate culture.

We are one of the best workplaces for summer jobs in Finland according to Duunitori summer job survey. Our overall average score for the summer job experience was 4.69, and we ranked third in the category of workplaces employing fewer than 50 summer workers as well as among the university students.

In 2025, we invested in the development of customer experience, particularly through a new type of property maintenance cooperation model and customer communications training. Property maintenance, cleaning and other service partners have a direct impact on the condition and safety of Lumo buildings and the smoothness of residents’ daily lives. We have strengthened the cooperation with our partners. Additionally, we have organised communication training sessions for our maintenance partners, emphasising everyone’s responsibility in building the Lumo customer experience.

Future events

Kojamo’s silent period starts on 12 January 2026. The Financial Statements Release 1 January – 31 December 2025, the Financial Statements and the Report of the Board of Directors, Corporate Governance Statement and Remuneration Statement will be published on 11 February 2026.
