January is one of the busiest months in the rental housing market, as many Finns want to start the new year in a new home. To make your dreams come true, you need to start looking for a new apartment now, in November–December, at the latest. Get expert tips for changing apartments here.

According to Laura Koiranen, Sales Director at Lumo homes, the end of the year is a great time to think about making changes to your life situation. What would you like to do differently next year, what would you like to change in life? As a result, many Finns want to move to a new home at the very beginning of the year.

"A new home strongly symbolises the beginning of something new for Finns, and changing apartments changes many things in a person’s life. Changing apartments is always linked to people’s desire or need to make changes in their lives," Koiranen says. 

The moving boom at the start of the year is also visibly reflected in the housing market, and January is traditionally a busy period for rental housing providers. However, many people who dream of moving into a new home as soon as the new year begins don't realize that practical planning should start by November–December at the latest.

"Finding a new and pleasant apartment takes time. In addition, many practical matters must be taken into account before changing apartments, such as how the move will be carried out, the final cleaning and the apartment's period of notice. In Finland, the period of notice for rental apartments is typically one month for residents," she points out.

New year, new home – things to remember when changing apartments

These tips from Laura Koiranen of Lumo homes will help you plan your change of apartment.

1. Make a clear schedule

Changing homes doesn't happen in an instant. If you want to move to a new home at the beginning of the year, you should start the preparations and search for a new home well in advance in November–December. If the hunt for an apartment only starts in January, the move will probably not happen until spring.

During Christmas preparations, the competition for the best apartments is also less intense, and many larger operators offer significant benefits and campaigns to people looking for a home at the end of the year. 

“If you have the opportunity to start the apartment change process already in November–December, you will probably get to choose from the best apartments and get many benefits,” Koiranen says.

2. Make a wish list 

There are many things to consider when changing homes. Ask yourself and your loved ones important housing-related questions and prioritise apartments based on the answers. What wishes do you have for the location of the apartment? What level of equipment should the apartment have? What is the budget for the apartment? What kinds of housing services are you looking for?

3. Start getting rid of things in time – Christmas cleaning is preparation for something new

Part of the apartment change process is getting rid of things. In connection with your Christmas cleaning, it is also a good idea to systematically clear out and sort items and movable property. 

"This helps solidify the idea that you are letting go of something and serves as practical preparation for moving to a new apartment. It makes sense to sell or donate things to charity during Christmas," Koiranen says.

4. Make use of experts

The professionals know how to map out and understand the customer’s needs. The role of rental apartment agents is to listen to customers and know the different options available. They act transparently and in accordance with the law, know the agreement terms and other important matters.

"Relying on professionals makes it significantly easier to change apartments. This allows the customer to better focus on identifying their own needs and wishes. It’s worth remembering that you can ask professionals about anything, and you should, in fact, ask them as many questions as possible."
